Personal Guarantee on Seller Carry?
The seller want's me to personally guarantee the seller carry back note. Is that a deal breaker?

Landlocked SFR within MHP parcel. Future issues?
We are looking at a smaller park but it has a single family home within the MHP parcel and an easement/shared driveway. The single family home is not owned by the MHP owner. Is this a deal killer? a headache? or something that may prevent refinancing in the future? Our offer has seller financing but ballon due in 3 years.

@Michael Pansolini @Ryan Narus So, I made a mistake yesterday. The SFR is completely land locked and doesn't have potential to subdivide it's own road as there is a commercial property in front of the SFR not owned by the MHP owner. I drew up a new map and you can see. Is this a deal killer now? A potential problem to finance when the ballon is due? It seems really strange to have someone's home in the middle of your MHP and having a shared road.

@Michael Pansolini cool cool. The SFR isn’t part of the deal. It’s owned by a totally separate person.

Multi Trailer Owners in Same Park
What's everyone's feelings on parks that have multi trailer owners? I'm looking at a small 30 space park and one person owns 6 and another person owns 4. Is that a point of concern?

Handwritten Letters - Mailer Strategy
In the past I had great open rates and return calls with handwritten letters. When I was in the SFR business I used the "yellow letter" technique as taught by Ron Legrand. These days I would rather invest some capital into mailer marketing but use a company that has a handwritten feature. Has anyone used Cardly or Letter Friend? or other suggestions for effective mailers?

@Matt Fonk I hear yah, I think the calls are the way to go for the best leads. I'll take a look at that machine you use as well. I'm gonna try out the "did you get my letter?" routine as well when I make the calls.
