PAD (Partial Asset Disposition)
I just learned about this. I'm assuming this is for properties that are not complete gut jobs (because it's maybe end of life span) and are just cosmetic jobs? I have a STR that I'm planning to do cosmetic rehab for, but there is certainly life left in its current state. What do I need to do to take advantage of this come tax time?

Seller Financing - Things to Ask?
Hello! I'm looking at a seller-financed property purchase and wanted to make sure I could still use the mortgage interest as a deduction and still do a cost segregation study? Is there anything else to consider in a seller-financed deal?

Nope no other tax considerations for the buyer. Treated just like a conventional sale except the seller is the bank instead of JP Morgan
Who should own the STR
Hi everyone! I’m new to the STR world. Like most people here, we’re trying to reduce our taxable income from our W-2. We just went under contract on a Duplex in Florida. My question is, who should we have own this property….our LLC, one of us, both of us (me and my husband) or a trust? What provides the most protection and doesn’t create any tax issues?

@Lori Reinke multi member (even between spouses) requires a partnership filing unless you live in one of 9 community property states. Which spouse doesn't matter for tax purposes. Check with your attorney for the legal side
Cost segregation study professional recommendations?
Does anyone have a cost segregation study provider they’d personally recommend? We’re closing on our first STR next month and hoping to squeeze in a cost segregation study in Nov/Dec. My research (Perplexity, Reddit, podcasts) suggested a few companies: Seneca Cost Segregation (best value), CSSI (Bill Faeth recommended John Howard), Cost Segregation Guys (decent quality:price ratio), KBKG (comprehensive suite of services). Also, thoughts on paying the premium for a physical site inspection where licensed engineers are on-site vs a virtual one on a $600-700k property?

Transition STR booking, placed-in-service date, and renovations
Hi all, Hoping to get some clarity about a likely common situation. I’m closing on an STR property next week and need to meet criteria for material participation for 2026. I’m planning to hire a designer/contractor to do construction, decor, and outdoor amenity install that will take 4-5 weeks, so I should have plenty of time to achieve bookings later this year. The seller’s Airbnb calendar shows a week-long booking starting 3 days after close. I’m tempted to ask the seller to disclose that guest’s contact info, build my own direct-booking site, and collect the $ for the week to add to my renovation budget. Is there a way to achieve this but not officially start the clock for placement into service when I’m planning to take it out of service a week later? If I can’t, then it seems that MP rules would force me to compete with my contractor and his teams for hours. I was hoping to not have to do that… Thanks for any advice!
