I am looking for a (15k-45k sqft ) value add self storage facility / flex space, in a market with at least 5,000 people to 30,000 people with a population growth rate between .2%-2%. With no new storage facilities built. Mom & Pop owned & operated, which means they are not using any / limited marketing strategies, with limited access online, with stagnant rates & not actively involved in operations. Looking for a 20%+ IRR for & 9%+ CoC returns. (This is not a hard a & fast rule but for me a good general guideline, leaving it open for good deals and different buying strategies).
