Small Town Analysis Help!
Let me know if anyone has experience in evaluating whether a small town you live in can support an iMTR. (Sioux Center IA, think like 10k size, but thriving family based community) Please ping me if you'd like to coach me through this! Thanks! I'm trying to determine what the possible success is of doing something local, how to evaluate based on basically no other relative MTR data, and if and when I should just move onto researching larger cities that are further away... i.e. Sioux Falls SD, Omaha NE. Also could use help on evaluating these larger two cities as well!

Struggling to find iMTR’s Market Research process??
@Vetted Homes - Thanks to everyone who has offered suggestions, but I’m struggling to find the step-by-step process I expected with this program for evaluating markets and then narrowing down the best houses within those markets. I’ve worked through the Blueprint documents and videos. I found 1 call from 5/25/25 that described how to analyzed a property. But I haven’t found a resource that connects all the dots: i.e. which websites to start with, how to compare the data, how to use spreadsheets or ChatGPT to streamline the process, etc. Am I missing an existing resource? …please point in the right direction if so! If not, it seems step-by-step market and property analysis guide could be a useful addition. Below was a quick attempt by extracting info from the vetted documents, but I’m guessing the Vetted team could improve on this!

Thank Luis. Wanted to bump this again to see if others have any input on whether I'm missing some key videos or training material that helps me get into the right markets.

@Kate and Jason Stolarczyk Thanks Much! Especially the info shared on Real Wealth. I’ve also learned some things from John Bianchi’s free material, although it’s analysis is more STR focused as well. My challenge in starting with my home, which I’d like to do, is that that I live in 10k rural town, although it’s a growing vibrant 4-year college community. (Sioux Center, IA) So I would like to first confirm my personal house is not an option since that would be the easiest start. Then next figure out how to analyze Sioux Falls SD, or further out to Omaha NE. Obviously the further out I go the more chance I’ll need property management help which doesn’t seem like the best way to start.
Anyone have MTR's in: Sioux Falls SD, Omaha NE, Rochester MN?
I'm expanding my target market base beyond rural Northwest Iowa. Big surprise, I know.. ;-) Wondering if anyone has any experience in these cities? That being said if I'm going too far out to manage myself... Maybe I should just look anywhere?

@Vetted Homes - Looks like I have an opportunity to put some pins in the middle of this map! :)
Blueprint - Finding Properties? Market Research?
I joined and I’m starting to work my way through the lessons! First question I have is, Does this program teach us how to find the right market to buy an MTR? I maybe over assumed that would be the first step in the process… i.e. How to research markets, how to define a buy box, how to analyze a specific house success numbers, etc. It seems like this program assumes we have a house already. I currently live in a 8,000 size town in NW Iowa, and I need to know if I should even bother to look local for a property, or at minimum head over to Sioux Falls SD, or other. Let me know if I’m missing something as it seems like a lot of these lessons may not apply until I have a property. Per the attached FAQ#2, where would I find that help?

I've completed the blueprint, and did not see much info on how to find the right market, the right house, or which tools to use to do so. I don't think I have access to the recorded call. I've seen other advertised STR systems where they use a combination of AirDNA, real estate listings, etc, to determine market returns along with how to analyze specific properties. I guess what I'm looking for with this BluePrint system is a way to do something similar for MTR's. So in summary - How do all of you find houses to turn into MTR's?
Is this the Full Community?
Is this the full community or don’t we have access to that until joining blueprint? Where do you all help each other with analyzing purchases? (I was assuming I’d see more of that cross-help in here)

@Vetted Homes - Thanks. So I guess my broader question is, what else should I expect, or not, if I sign up for either BluePrint or Premium. I'm trying to gauge how much hands-on help I will receive with either of those. For example, if I have a specific house or market question, will I generally wait until Tuesday for that type of guidance? Looking at the community threads, I'm making the assumption that the frequency or level of analysis exists elsewhere.
