Need a lil advice
Does this sound like a good deal fam?
So I have a possible contract... i just need a lil help. this is the first one I'm confidant enough to pull the trigger. I haven't given my offer yet. I'm going today to get pics. I do know it's already gutted.

Propwire says 192k
Median comps are 250k to 400k [propwire says 410k]
Total market value says 81k....
Owes 53k on mortgage but is really motivated to sell.
This is where I need advice....where the hell do I even start on an offer? 80k, 100k.
And how would I figure repairs if the demo part is done? Thanks I'm over thinking this I feel like there's a deal here.
