I used 7 different strategies to close this deal.
1. Removed a Memorandum Of Contract that was clouding title
2. Affidavit Of Heirship to put my sellers in title.
3. Bought it subject to a HELOC
4. Bought it seller finance from the new owners.
5. While in a lawsuit I took title to the property and rented it.
6. I negotiated for the debt to be moved to another property so I could own this house outright.
7. I sold it on the MLS with a tenant inside to new investor who cashed me out of the deal.
This turned what would have been been a normal 10k assignment into a 6 figure pay day.
