1 appointment (walked the property) 1 contract sent 3 letters wrote.(22 total) With over 18 months in books, giving people what they want, gets you nowhere fast. Dealing with seller expectations has been the most challenging part of sales. - comping properties āœ”ļø - understanding exit strategies āœ”ļø - putting in the effort āœ”ļø - firmly telling sellers ā€œNoā€ šŸ—‘ļø I can look back to days when I was getting beat up during cold calls and finally get someone on the phone. Then ā€œcommission breathā€ and I turn into a yes man. ā€œyes, your property could sell for 110% market value, just sign this agreement.ā€ About 2 months ago, I realized sellers didn’t want to sign agreements and I would end up in a weird, they want to sell but won’t sign anything. This week it really clicked. I made 2 ā€œlow ballā€ entry offers on a coupe properties. One seller called me a ā€œjack ballā€ trying to scam her BUT,…. we set an appointment. The other seller said ā€œif someone offered me 10k I would rather donate the property to a non profit.ā€ BUT,…. we set an appointment. Gertting in the reps, i am really starting to see growth in my process as well as going for the ā€œNoā€. There is no worst feeling than losing a negotiation THEN not closing because it was never a deal.
