Day 59 of Taking Action
1 appointment (walked the property) 1 contract sent 3 letters wrote.(22 total) With over 18 months in books, giving people what they want, gets you nowhere fast. Dealing with seller expectations has been the most challenging part of sales. - comping properties āļø - understanding exit strategies āļø - putting in the effort āļø - firmly telling sellers āNoā šļø I can look back to days when I was getting beat up during cold calls and finally get someone on the phone. Then ācommission breathā and I turn into a yes man. āyes, your property could sell for 110% market value, just sign this agreement.ā About 2 months ago, I realized sellers didnāt want to sign agreements and I would end up in a weird, they want to sell but wonāt sign anything. This week it really clicked. I made 2 ālow ballā entry offers on a coupe properties. One seller called me a ājack ballā trying to scam her BUT,ā¦. we set an appointment. The other seller said āif someone offered me 10k I would rather donate the property to a non profit.ā BUT,ā¦. we set an appointment. Gertting in the reps, i am really starting to see growth in my process as well as going for the āNoā. There is no worst feeling than losing a negotiation THEN not closing because it was never a deal.
