Need Help Analyzing A Deal

I was wondering if someone could walk me through analyzing a deal?

It's an estate deal I pulled the comps using the tool "the land portal" it said that the market value is over 68k. I went on Zillow and checked out some comps also.

The confusing thing is that some data says that the land is .53 acres but when I pulled the county records it says that it's.87 acres. There is Septic, access to electricity.

It's zone for mobile home. It is on a slope. She's asking for 40K but would take between $35 to $30k. She's working with an attorney and she gave me the attorney's phone number and email.
