There is no information available on how much property was actually sold for, several agents list the same property and the prices may vary, and there is a mix of local, expat, and investor-driven pricing. A CMA helps an investor determine whether a property is reasonably priced, identify comparable properties, evaluate potential appreciation, and make decisions based on market evidence rather than seller expectations. A CMA helps determine whether they are paying a fair price, overpaying, or buying below market value. A CMA reduces risk and supports informed investment decisions. Take for example the Placencia Peninsula vs other inland properties that may or may not be considered prime land for investors. The prices all over now reflect the same or close to the same prices as seen on the peninsula without people really looking at real value. The properties are overpriced in many cases and there is no data to show how much it actually costs to sell inland vs the peninsula, and even on the peninsula itself, there is no data.
