A few years ago I controlled a 37-acre development property that was planned for 52 residential lots.
The property owner agreed to owner financing at $2,000,000, which allowed me to control the opportunity with zero money down.
After identifying the development potential of the land, I approached D.R. Horton, the largest homebuilder in the United States, directly with the opportunity.
The deal was ultimately structured so the property sold for $2,505,000, creating a $505,000 spread between the contract price and the resale price.
The key lesson from that deal was this:
You don’t have to own the land to profit from the land.
You just need to control the opportunity long enough to structure the right exit.
