By far the best thing you can do to make an extra 20-40k right now is go to your county recorders website, download the list of upcoming auctions, skip trace (find numbers) of the people set to go to auction. Find their mailing address if it isn't the one set to go to auction, knock on the door and tell them you have a cash buyer and you can get them out of their situation. Don't call don't text, they are probably in the situation to begin with because they are not good at follow up or responding etc. Find them in person and this is your highest likelihood of success.
