Updated Floor Plan
We started with a 3/1 and updated it to a 3/2. It's still a work in progress and we have a 99sf laundry area off the kitchen that is a possible increase in SF for the house. We also flipped one closet of a two closet bedroom to give one to the room behind it (bottom left bedrooms of picture). Exit strategy is waffling between a Flip and BRRRR. Here is the side by side of the old (left) and the new (right):
