Hey everyone — I’m Dennis. I’m based in NY but currently locking up land and residential deals in TN (mainly middle TN) using creative strategies and direct-to-seller methods.

Right now, I’m working on a large off-market land play — 340+ acres, subdivision approved, utilities already brought in — exploring options for how to exit it the right way and scale beyond this.

I’ve been doing most of this solo so far — sourcing, qualifying, negotiating, follow-up, contracts — and I joined this group to sharpen systems, build smarter relationships, and shorten the path between good deals and great exits.
