One of the biggest fears I hear from landlords is:
“What if the tenant loses their voucher—am I stuck?”

Losing CityFHEPS eligibility does not mean automatic eviction — but it also does not mean you’re trapped forever.
NYC housing court rules still apply, and there are specific timelines, notice requirements, and cure periods that matter a lot. The landlords who get burned usually didn’t fail on the back end — they failed on the front end.
Smart landlords protect themselves by:
• Using the right lease language
• Understanding program rules before move-in
• Knowing how nonpayment cases actually work with vouchers
• Working with responsive caseworkers
