Tip #7
Multifamily valuation isn’t about bricks — it’s about balance sheets.
Every unit is a cash-producing machine, and your job is to make the whole system print income. You’re not buying drywall and doors. You’re buying cash flow, processes, and profit potential.
Underwrite net operating income, not granite countertops.
This is where things get tactical……
At a 7% cap rate, your equity grows like this:
· 💵 $1,000 increase in NOI = ~$14,286 increase in property value.
· 💵 $10,000 increase in NOI = $142,857 of new equity.
That’s the leverage of good operations. You don’t have to beg the market for appreciation — you engineer it.The double edge sword to this is you fail to execute and your exit is going to look brutal.
