Hey everyone, I scaling my portfolio. I'm currently in Utah , USA. The market is showing signs of turning into a buyers market. Interest is increasing and values are decreasing. Which is an early sign of a shift in the real estate market. As a General Contractor I help many investors flip homes. Next year we may have our hands on about 30 properties. However my ambition doesn't stop there. I am looking for more deals for myself to flip. Because the market shift this is prime time to get involved. I will be finding homes in distress, abandoned, pre-forclosure, etc. We will sanction the deal to being seperate from all other deals. Each deal will be its own entirely unless it is one investor that wants to invest in multiple properties with me. Here is how the deal will work.
I will find analyze and underwrite deals through closing.
I will bring in a hardmoney lender to fund no more than 60% of the deal.
I will run the rehab at the lowest cost possible to save us money for more profit.
You will bring the remaining 40% plus rehab capital, plus closing costs and interest payments.
You will receive 20% profit sharing (plus a full return on your contribution when the house sales)
You (like the hardmoney lender) will place a lien on the deed/title
Escrow and title company will manage the money.
if you would like a true JV 50/50 stake then you would need to fund over 80% of the deal.
Doing business this way will deversify the risk, and in the event the house can't sell, we will take the home to the bank as a controlled asset and sell it to the bank for a mortgage amount totaling to the 60% the hardmoney lender contributed. Then we will rent it out at the market rate on a 30 year mortgage (keep in mind tenants will be living in the home) You -- > The investor will keep your 20% equity tied into the home until we sell, and will make additional 20% of the profits from the rental income. which until the home sales will average you more money longterm.
Please reach out to me if you would like to invest with me, or if you any questions.
