What do you do if someone ask how'd you get my number. I told them i googled it. There like this is suspicious where you calling from. These people said they were from purto rico lol there like were goanna call the cops. I'm like thinking to myself good luck lol you dont live in the states. but i researched the property and i saw different phone numbers on true people search. So my question is even telling them i googled it wasn't enough? who's got a better answer to an objection like this. also is xleads sometimes not accurate and will i have to try true people search.

I work with local investors and we research public records to identify property owners that might consider selling. Or I got your information from public property records. I was looking at properties in the area and your property came up.
Safety Concerns Regarding In-Home Buyer Meetings
How safe is it for a woman, particularly if she is alone, to go into a buyer’s home for a viewing or meeting? I understand that it was suggested that we meet the buyer in person; however, I have some concerns about safety. Would it be advisable to bring someone with me, or are there recommended precautions that should be taken? I would also appreciate hearing from others who have had experience in this situation. Have any women felt unsafe when meeting a buyer in their home, or have most found it to be a safe experience? If there are alternative ways to handle the meeting, I would be interested in learning about those options as well. Thank you for any insights or recommendations.

Safety Alternatives Always Meet at the property during daylight hours. Bring a partner, spouse, friend, or another investor. Have a contractor, agent, or JV partner attend with you. Let someone know exactly where you're going and when you expect to leave. Share your live location with a trusted person. Park where you can't be blocked in.

This is a PSA to all wholesalers, it’s a buyers market now so don’t sleep on one deal or a homeowner that’s stalling, Especially the ones who plan to sell in the near future… Always remember team, You wield the power when it’s a sellers market and I’m very certain there are 3 to 4 other homes on that same block that’ll be happy to sell to you!

how do I get proof of funds when I dont have the funds?

@Tina Ramone If you already have a serious cash buyer lined up, some buyers will allow you to use their POF letter when submitting offers. e:g If I bring you a deal that fits your buy box, would you be willing to provide a proof of funds letter for offers? Make sure you have their permission before using it. Most wholesalers don't prefer to work with agents but if you do, Always ask agents if they work with investors regularly? Also ask Have if they've closed an assignment or double close before?
