Hi yall! Need advice I have a poss seller fin opportunity. An acquaintance is contemplating sell to me their home which is paid off. I know the tax benefit, the commission savings, paying tax on monthly payment income vs. Capital gains on traditional sale. What is a fair interest rate?

Now that I am level 3 I can post and offer any help that I can. I have owned over 50 houses, taught no Money Down Real Estate classes in Atlanta and did bus tours for Rich Dad poor dad when they came to our city. Today I will show you how to get the money to put your young kids or newborns thru some colleges or get them a business when they get out of high school. Find a wholesale house, fix it up rent it out and put a 15yr mgt on it. Put it in a trust and do not use any of the money except for repairs. At the end of 15yrs it will be paid off in the Atlanta area that should be a nice price. With the free and clear property, you can sell it and pay for college, open a business or refinance and do it all over again. Do this for each child or grandchild. Remember all you did was come up with the down payment money you didn't use any of the money to live off. Later i will talk about downpayment money. See u later I'm 73yrs old sorry 73 1/2 and have to take a nap. LOL
