ALF or AFC properties
Good afternoon, I am in search of and on the hunt for mom and pop group homes, ALF/AFC, independent living, menaly ill, or sober living facilities. Prefer them be non performing, need work and able to add the value. I would be in need of an operator too. TA

Fees charged for terminated transactions during the contingency period
I am new to the SC Real Estate nuances with realtor contracts and attorneys. I am very experienced in Michigan. There a few things that are very different. 1. Termination fee. - curious on why the sellers seem to really negotiate this term. The EMD is designed for damages if withdraw outside the contingency periods? What is an acceptable practice to overcome this and still get deals off the MLS? 2. Is it customary for attorneys to charge a canceltion fee if transaction terminates? Doesn't the attorney supply title insurance for seller?

The termination fee is set after ratification. I agree investors can be unscrupulous when it comes to inspection periods. The more equitable way to combat that is to keep it short (7-10) days. A blanket fee to be paid no matter the reason seems unreasonable. Ex… septic inspections. They can cost upwards to 600. I spend the 600, find that the septic is beyond its useful life and the leech field is saturated. Needs replaced. But in today’s standard there is no place to put it due to water proximity, land topical issues, and no sewer connection at road. I try renegotiate price due these findings, sellers no, I now owe the fee on top of the money spent. Seems unreasonable. My obvious question is how to word the termination conditions.

Walking the Mortgage
I have a house with great seller financing terms thats in FL. I want to sell this home and "walk the mortgage" to a new property I like better in Greenville area. Does anyone know of an attorney that I should speak with thats familiar with this?

Walking private or seller financed loans is such a great way to build up equity. Framing the scenario at beginning is a great strategy. An investor out of Utah also tries to get a subordination clause in the loan if in first position. This way can pull equity without an addtional asset to ultimately walk the second to another.

Bought for $230K Rehab $110K is the goal Listing at $575K Bought it as a 2 bed 1 bath but converting it into a 4 bed 2 bath in a desirable area walking distance to downtown and many other shops nearby. First step was gutting everything ✅ Next step is drawing up new floor plan ✅ Current step ordered all wood material to reframe the entire house and work inside out. Afterwards, running all electrical, plumbing, AC, new windows, new floors and then all of the pretty stuff bathrooms, kitchen, light fixtures, landscaping, new roof etc

@Myles Berrio all great exits and techniques. #1 could still fall into the marketing ahead. Be difficult to close same day or even in few days after and affirm you didn't speak to them ahead of the deal. The plausible deniability is hard to prove or disprove. Having the closing attorney sign off on your transaction is the safest way to complete an assignment. The silliness of the the circle talk comes from them saying an assignment is not a wholesale and vice versa. The best way to do it is to take the fee outside of closing for sure
