T.G.I.C…. 🤔 (Thank God it Closed 🙌🏼)
Today was a deal that was a nail bitter!!! Hard money lender backed out the week of closing and had to bring a new lender in to close it extending closing two extra weeks 🤦🏻‍♂️. But… a win is a win 🏆 no matter how you got it. Keep pushing, not every deal will close but the ones that do cherish the moment. Because you have to do it again & again. Hope this helps anyone feeling defeated, your day is coming too. And will come around again.

Every day start at zero. If you closed 100k deal yesterday wake up today and work like you didn't. Work as if you have no leads in the pipeline, no deals in escrow to close, no money in the bank. Because the moment you stop , your momentum stops. And then you have to get the train 🚂 started again and back up to speed 💨. Hope this tip finds you all well. I took time to write this, so let me know your thoughts 💭
Quick Question for Wholesalers! 🚨
I’ve been diving deep into wholesaling and I keep seeing different strategies to find motivated sellers. Some people swear by driving for dollars, others love cold calling, and a few say direct mail/texting is the only way to go. 👉 For those of you already doing deals, which strategy has worked BEST for you to get your first (or most recent) contract signed? 💬 Drop your #1 method in the comments I’m really curious to see what’s working in different markets right now! Also, if you could go back and start over, what’s the one thing you’d do differently when finding sellers?

@C't David this not a quick question. These some deep QUESTIONS! 😅 But very good ones. So I’ll go first and answer. - last deal closed yesterday was from a repeat customer. So I’ll say sphere of influence deal they brought me into. Aka networking. - My number one(s) way to get deals are - Jv - Networking - Cold calling and texting my d4$ leads If I could go back the one thing I’d do differently network harder. Your network is really your net worth. But I would focus on bringing value to my network and being of service as much as possible. Lmk what you think about this. Took me a while to write and think of

Yall know the deal I was talking about the other day? Well I sent him my offer of 18,000 while my MAO being around 28-27,000 he said bring it up to $25,500 and maybe we could make it work and I'm probably making 2-3,000 in this deal which I'm completely fine with He said he's getting another offer which might be more than mine and I said if you do accept it I totally understand it and he said IF I do accept it I'll send you another property to look at and said let's make this a long term business. But I don't know how to get proof of funds So let's see where this goes, Insha Allah I'll close this deal -Patience is Pillar of Faith

Wholesaling Partnership/team
My buddy and I have talked about becoming a team/partner in wholesaling. We talked about it and with my busy schedule and his more free time we decided that partnering would be a great choice. But I dont know if anyone does this? If so whats it like, how you all work together with Xleads and other programs. do yall have your own account or do you share? It's a big expense to have 2 of everything. even with joining Freewholesaling we only set up one account. just curious and thoughts

@Miguel Ruiz in my opinion the best practice would be to set the partnership for a set period of time. Then revisit when that time comes to see if it’s best to continue. Because honestly if you are the partner with the money and they are the partner with the time. Once they have money and time they won’t need you anymore. ( or in vice versa ) With these types of partnerships one person feels they are doing all of the work and should not be sharing the profit. And then the partnership falls apart and sometimes relationships / friendships get ruined. Either way it goes good luck. I would tell you to go at it alone. And make time for your business. If you’re not willing to, then just don’t do it. Or be so rich that you can just hire every position.
