Funding Partner Agreement/Contract
Does anyone have a template for an agreement used with an outside funding partner? I have a joint venture agreement but that contract has not dealt with funding deals and liability etc. If anyone has one they're willing to share i would appreciate it.

Depends how you are setting it up - most funding partners will want to take title. As long as you have your company name and/or "partners" as the buyer, you should be good to transfer your place in the agreement to someone else - for that transfer you will just need an addendum to the original agreement where you swap out your biz name for theirs. One page - should be pretty easy - GPT can give you one in 5 seconds. I'm also not an attorney so nothing I say here is legal advice lol

No you would def need owner to sign as well - just don't make it a big deal. Emphasize that they are still getting their money. You're already working with title company so they can connect to land owner and explain anything as needed at that point. Make it normal, keep things moving, focus on that they are getting their money on the close date. Usually they are good with that. I'm also welcome to anyone's feedback if they have something better...

Chat GPT! I am in multiple states and use pretty much the same one for all states - but if I'm not sure on specific verbiage I'll run it through AI and then can give me adjustments or suggestions of what to add or subtract. If seller doesn't like it, you can always adjust. If attorney doesn't like it when you go to close they can give you an addendum for all to sign. If you really want the up and up you could probably approach an attorney and have them write one or proof read yours but that costs $$ and I've never done that lol

Weeks and Irvine is great if you have anything not super straight forward. Tinsley and Adams is also really good. They both do stuff all over the state
