I’ve done all the hard work of connecting with buyers in all 50 states. I’m constantly calling buyers from PPC generated list of those who fill out the forms and get submitted to our CRM. I’m currently working with Investors in FL and PA right now and I have access to their buy boxes. There’s also CA, TX, AZ, etc. We need to connect. Zillow is an Infinite Money Glitch
I made $10,000 wholesaling this house I found on Zillow 👇 📍 2123 Weedon Dr, Richardson, TX 75081 ✅ Listed on the MLS for $360,000 💸 ARV: $450,000 🛠️ Repairs: ~$20,000 We just called the agent, offered $335,000, locked it up, sent it to a buyer… and got PAID $10k. How’d I find this deal? With my Zillow MLS filters. If you see a deal on Zillow or think it might be one, send it to MaxDispo.com. I dispo wholesale deals nationwide and I’ve JV’d on hundreds just like this. Zillow is the glitch. What confidence can you provide beginners who take on these convos with Real Estate agents. Can your buyers offer us POF on demand? Allowing us all to meet deal submission requirements with getting those MLS contracts?

@Kristopher Sanderson that’s old news, that doesn’t work for beginners. They charge you or upsell you for a direct number and email that can offer real people to talk to. I been there, not perfect for a beginner.

EMD
I keep seeing different things about EMD…I know Rick in the course says should be between $250-500 but then from other sources I’m seeing 1-5% of the sale. How do I know what amount to put down? And what if I can’t afford to put the EMD down myself? 😏 Very confused on this!

You shouldn’t be putting down EMD @Amy Wirkkala the correct way to do so is to leave that to the end buyer. They only submit EMD to title and open escrow only after they decide to move forward upon completion of their inspection. Example: Start to Finish Step#1: Get the contract with a 7-10 days inspection period and 30 days close of escrow date. Step#2: Schedule an inspection day with the the buyer(s) to see the property. Step#3: If buyer approves of property and happy with current rehab costs, that align with your primary assumption. Give them wire instructions to the title company and let them submit the EMD required. EMD is only suppose to be 1% of the asking price. Or a flat fee, I typically do between $1500-$3000 being reasonable for the end buyer. This enables you to do business with $0.00 down on all your deals.
