I got my FIRST DEAL!
Hey all! after over a year of trying I finally got my first deal closed! I thought I was going to have a second right behind it but I have it locked up for too much and it looks like its going to fall through the seller is not willing to renegotiate. and I went on a week long vacation basically immediately after my first deal closed now I am lacking motivation how do you all get yourself back up and running after loosing momentum and a let down of a deal falling trough? oh and I spent too much on a coach in the beginning so even though I got a $29,000 assignment I still am not positive after all my expenses.

@Daniel Girgis I don't know NJ to well possibly could do double close if they wont let you assign.

@Daniel Girgis I haven't done it but from my understanding there are added closing cost on your end also find out if your state is a dry close or wet close. dry means you can use end buyers funds for your purchase wet close you will need someone to lend your purchase and then pay it back on the end close.
Intrusive thoughts are slipping in and I don’t like it.
Not gonna lie. Getting a bunch of no’s and it’s wearing on me.. but I will push forward. Anyone else feelings this way?

I get it I feel the same way but I read the book rick recommends "GO FOR NO" it really helped with that thought process of getting no's but every no is one no closer to a yes everyone is different and will end up with different amounts of no's to get that yes.
This will be my first probate.
So I have been following up with this property for 2 months now. We have been texting and she told me in the beginning that the house was sentimental to her (which I get because she grew up there), but she is not opposed to selling it. I've been building rapport the best way I know how without being pushy ... and I feel like it has worked, because she just now text me telling me that she is coming back down to visit and would like to meet me. I'm excited but already nervous. Its been a long time coming and I REALLY want this deal. Any tips on how I can get the agreement signed ? I don't want my nerves to get the best of me.

just be yourself be friendly and ask questions to lead the conversation to the sale of the house and an agreement.

MD Here I've had three properties under contract but they fell apart for various reasons i am hoping to get a deal soon that works out I'm going hard now after almost loosing everything!
PSA question
I bounced my PSA and assignment of contract off of my title company in Kansas city and he said everything was good for assignment of contract but generally all the wholesalers he works with has "buyer pays all title/escrow fees" on the PSA. Where would i put that in?

I would ask the title company where they think it should go. sounds like they are happy to help you out.
