Help for someone just starting

As someone just starting, what are some things I can do to help put me in a position to get a deal? I keep finding myself in moments where I want to be proactive and productive, but I don’t know what I should be doing or where I should start. For some of you who have gotten deals, what are some things you did to get started?

Don’t over complicate it. Start local and go from there. 1. Pick a niche you wanna focus on ie; probate, preforclosure, tired landlords 2. Buy a list from anyone of those software companies like propstream 3. Skiptrace 4. Pick up the phone and start calling and talking to homeowners Once you start talking to people on the phone you’ll start learning. You can hear their pain points and if you’re unsure of the answer you can always look it up. That’s the best way to learn in my opinion

They’re all gonna have their own difficulties and challenges but I’d start with tired landlords/vacant homes/out of state owners. They understand the game but are already at the stage they want to move on

Wholesaling a commercial apartment

What’s good family , has anyone in the group wholesaled a commercial property before? I am talking to the owner of a 12 unit apartment building? Any advice would be greatly appreciated.
