A Limited Partner in a real estate syndication is a passive investor. Think of them as a client. They sit back and reap the benefits. They invest in the property & its entire life cycle. They enjoy the quarterly returns and the payout at exit. They benefit from the tax advantages. They don’t deal with any landlords, property managers, tenants, and other headaches. They acquire the indelible and priceless experience of being part of a deal.

A General Partner in a real estate syndication is a sponsor. Think of them as a CEO/ manager. They do all of the ground work to make sure their team sees returns. They find the investment property. They put the deal together and create a business plan. They bring together investors’ capital. They execute the day-to-day tasks. They keep everyone updated and answer any questions. They exit (sell) the property and distribute the funds amongst the team.

Syndication is an investment method used by GPs/ LPs to acquire large commercial real estate. The GP (general partner) is the sponsor who manages the investment property’s performance. The LPs (limited partners) are the investors who fund the project up to $50k +, and retain equity. Financing a large commercial real estate project would otherwise be unattainable for a single investor.

I was slightly concerned that that this was going to be a low ROI networking event. But I was also determined to get the most out of it. I will go again to keep the momentum, however, at each time to a higher level. The best advise to anyone attending these types of events be Genuine, be Vulnerable, and keep to your authentic self don't bend to any other conversation, any other environment, or get sucked into drama. This served me well, although not perfect, let's face it we all run on adrenaline for the last day for sure.
