BTL or SA
Hi all, We are completing in 4 days on 2 bed flat with parking in Exeter. Fairly high demand for BTL for about £1100 p/m. Mortgage cca £600 Management fees£1200 p/a I was checking SA, how should I calculate risk and possible profit? I am working as pharmacist full time so that would be unable to do it myself but with some management company. After finding tenants via Agency and protecting deposit we can manage New built ourselves as first 2 years are free snagging repairs. Do you think we would make more money by SA? Flat is cca 15 mins by car from city center close Marsh Barton close to motorway Torquay/Plymouth direction or the other way to Exminster and M5. Thank you for your opinion.

@Pavol Kosa That’s solid, you’re already diversifying nicely. For me, things shifted when I added e-commerce alongside property, as it created more consistent cashflow. Have you ever thought about mixing something like that in with what you’re already holding?
From Property Struggles to Consistent Growth
When I first started my journey, property was the path I believed would set me free. I went in with high hopes, but things didn’t click the way I expected. The results weren’t showing, and I felt like I was spinning in circles. Everything shifted when I got connected to one of the members in this community. That connection introduced me to a completely new path, e-commerce. I started with a small investment, not really sure where it would take me. Fast forward to now, and for the last month I’ve been making a consistent £14,000 in my journey. Even more exciting is that I can already see the process in place that’s working to double my monthly income. I share this not to boast, but to highlight how one connection and one decision can change everything. @Lucy Bell Welcome on board! R2R HMO is a solid strategy to get started, and I like your mindset about not putting all eggs in one basket, it’s exactly what helps long-term sustainability. When I first started, I also kept my eyes open to other opportunities, and that’s how I eventually found a business model outside property that’s been consistently generating income for me. Last week, my store closed out at £9,800. Just a few days ago, it hit £13,200. That’s not theory, that’s results. And the crazy part is, a few months ago I was stuck in property deals that never worked out. What changed for me? The right system + the right people. @Paul Alden Great question! When people mention being involved in a store, they’re usually talking about running an online ecommerce store. For me, it wasn’t easy at the start, I faced a lot of challenges trying to make money from mine. Things only turned around after I got connected to a member here who introduced me to an ecommerce business Builder & developer who later became my mentor. By following his guidance, I’ve been able to consistently generate income (around £13k monthly for the past 7 weeks). That’s why I’m always open to sharing what’s worked for me. Have you ever thought about exploring ecommerce as another income stream alongside property?

@Connie M That’s exciting, Bootcamp is a great opportunity! Feeling nervous is totally normal, but the best way I found to handle it is to focus on just 2–3 key takeaways you can act on straight away rather than trying to absorb everything at once. The rest will sink in over time. Tell me, what’s the main thing you’re hoping to walk away with from the Bootcamp?
