Hi Everyone! I'm planning to do a novation with a wholesaler with me listing the property as the realtor. The problem is that both the wholesaler and I have never done a novation. I asked my broker's advice (no novation experience) and Ben Wahli (a broker that did one novation that didn't sell). They said that it's fine to have the wholesaler sign the listing agreement. However, when I went to chat GPT, and inputed all the information - PA, texts, what my broker told me - it came back and told me that was not the correct way to go about it. Right now, what feels most uncomfortable in the sales process is defending pricing in an asset class I have limited experience in. I have the opportunity to sell an off-market 61-unit PUD and potentially earn a large amount in commission. The seller is asking what he believes is fair market value β roughly a 10β15% margin on total construction costs. Heβs experienced, and I trust that he knows his numbers. Initial feedback - a couple of brokers have said itβs overpriced. The uncomfortable part is being able to clearly articulate to investors why the pricing makes sense and handle pushback with confidence in a space I'm still learning - commercial residential development. Honestly, I feel like a fish out of water. Moving into new knowledge territory is always uncomfortable. I know itβs how you level up. But yeah β it still sucks in the moment
