What's one mistake you made in real estate that cost you money, but taught you something you will never forget?

Contractors - need I say more? lol I had a general contractor take way too long on a project. Afterwards, I've subcontracted projects out myself instead of hiring one company. It's cheaper that way, it's better quality work, and if they are late, it's one to two weeks late, not months. If I work with a general contactor in the future, they need to have a good track record and a contract saying they will get X done on Y date or else there will be penalties.
