I think it's a good deal but I haven't done a deal yet so I want some reassurance it would be very appreciated from the community. I would need to JV because I don't have enough money for the EMD that the seller is asking, $3,000. Here are the details Asking - $150,000 without assigning the contract so far(I got the seller to go down a little bit) ARV - $295,000 Seller said needs to be closed within 3 weeks and no contingencies. There is a Code Compliance Report and it's 60-75k renovations but that's with adding a 4th bedroom and a second bathroom upstairs. Its in a good area in MN (where i'm from, i'm not worried about the location of the property) Lots of work needed for sure but the margins are good I think any investor is at least making 40-60k. 3br, 1bth, 1 car garage with unfinished room on the 2nd floor for a 4th bedroom master suit. The Main level has 2 bedrooms, 1 bath, kitchen, separate dining, living room. Upper level has extra high ceilings, 1 bedroom, and an unfinished room to add a master suit. Basement is unfinished with legal ceiling height and could add additional sq. footage to home. HW floors throughout can be refinished, old world charm woodwork and doors in good condition. Electrical panel is updated and has additional space available. Roof is 12 years old and both roof and stucco exterior are in good shape.
