Used every negotiation technique from pricing pyramid to NLP to get the information i needed to get the seller price and terms they desired. On Saturday Me ,Scott, and Mike made calls together and by my first call, I got someone on the hook. I ran the script word by word as I was so rusty . As rusty as I was I sensed it was time to close him and within 72 hours I met a complete stranger that i had only spoken to for less than 10 min. He gave us a tour of the place and we sat down to go over that strategy. His first words were "EDGAR I TOLD YOU I DO NOT WANT TO COMMIT TO ANYONE". Because this is my first meeting with a stranger in a while i thought surely I would panic at such an tone being directed towards me in my face...the reality was much different. Because Ophir coaches us every day with these very same scenarios, I overcame that objection so smoothly and calmly, by the end of the appointment I had him shaking my hand saying "this is what business is all about, relationships and I really like you". Called Expireds and Followed Up with Expired Contacts from previous months.They pushed back regarding meeting, commission, and in the end we got the lease listing signed and booked another appointment for a $2,500,000 home off an expired home in which the owner pushed back at every follow up but is now finally open minded to the idea of going back in the market.
