Property has an FHA buyer approved for $150,000 once all work is complete. Looking for a quick close if possible. ARV: $144,000 Asking Price: $85,040 OBO Beds: 3 Baths: 2 Sqft: 1,120 Property sits on two lots. Repairs: $15-20K: need to replace the fittings underneath on the pex, redo the drain lines under the home, sinks, and going up thru to the roof. Will also need to hook up the water heater correctly. Should include sealing the shower panels and finishing them up. HVAC needs to have the ducting replaced with the proper size. The brick foundation underneath needs to have the openings covered or filled in with brick. Roof and shingles are new but have a wave in it. Currently working on building my buyers list. Regardless of where I post or who I reach out to I seem to get the same response: “I’m also a wholesaler but I have a large list of buyers, let’s work together!” Are these scammers or just people trying to JV? I’m still deciding how I feel about JV deals in general (scam? Legit? Or it depends??). Help.
