It seems so simple. I am nervous for my first walk-through with seller and questions I may be asked. Price is locked in and seller is comfortable. Any advise or what to expect? Or just remain confident and follow my chatpgpt checklist? I’m in control and have remained confident up until my nerves right now.

Update: went alone got there early dude was working on cleaning up a unit in the Tri-plex. Went great super humble guy just in a tough position money wise. I’m not sure if I’m able to help him he’s bought it in 2021 with FHA loan doesn’t have a lot of equity and just can’t make the numbers work. Tough position but moving forward regardless still working on my first deal. They can’t all be deals people. šŸ’ŖšŸ» one step closer.

So my first ever contracts taught me a valuable lesson! I was able to get 5 properties under contract from the same motivated seller and look yall I ecstatic! I used my resources to source out different qualified buyers and someone contacted me! This person had 600K followers on instagram and is a known ā€œguruā€ Joseph Nantomah aka Theblackmentor (instagram) understand that everything is not what it seems. This guy and his wife flew 8 hours to meet me personally walked and viewed all 5 properties we had drinks and good time and before 7pm I got a liquid signature on all 5 assignments totaling $125,000! My BIGGEST MISTAKE was not a making them pay an EMD of $5K or more. The EMD was only $1250. 1%. We talked a few days here and there and my title company finally cleared all 5 properties for closing. I remember it was June 6th 2022. I called him June 1st, 2nd, 3rd, and 4th. NO RESPONSE. June 5th he calls me and says he catching a flight in the morning and to meet him at the title company. I get there and after about 4 hours and no answered calls I realized he wasn’t showing! Luckily I had the contracts for an additional two weeks so decided to void them. He then goes to make a post as if he closed on the properties and I called him out and got blocked! Moral of the story everything isn’t what it seems if it sounds to good to be true more than likely it is. I’ve closed multiple properties since then and I didn’t let that stop me so what’s stopping you? I thought I was about to make $125K on my first multi-SFR deal ever! I laugh about it now but man what a lesson learned

šŸ”„ How I Went from 3 Months Without a Deal to Locking 5 Contracts in 10 Days! šŸš€
It feels truly magical! After going three months without a contract, I was struggling—especially after the A2P regulation enforcement and my SMS software shutdown. I was completely stuck and had to go back to cold calling, which, to be honest, I was dreading. One major lesson I learned from this group is that I had created a single point of failure—I was relying on just one marketing channel when, in reality, I needed at least two or three to start with. Well, within just 10 days, I locked in five contracts—the most I’ve ever had! It still feels unreal. All it took was implementing new marketing strategies and, most importantly, finding the right market. I promise you—use the spreadsheet. This will be one of the smartest things you do for your business and yourself. In my previous market, I spent three months making over 40,000 calls and got zero contracts. Today, I successfully assigned two contracts from last week and am working on assigning the other three. Having the right knowledge but applying it incorrectly can hurt you. I had the knowledge, but my implementation was off.

How’re you making so many calls? Also what is your first line you say to sellers via sms or email. Trying to figure out how to put it without getting my numbers flagged or whatever. Still learning.

Closed another Probate lead yesterday! My Sellers asked me to attend the closing and I must say, it felt good! They were able to sell the home, my Buyer is ready to close more deals with me and I have another showing this weekend! Probate is my lifešŸ«°šŸ¾šŸ¤žšŸ¾
