Can anyone explain what ‘bird dogging’ is, please? Thanks in advance!!

In basic terms; Scouting for properties/deals. Perhaps they may be "Boots on the ground" if your doing deals virtually. It could entail D4D, taking photos of distressed properties, talking to Sellers or Buyers depending on the experience. But mainly "task-driven" assignments.

3 of the Most Underrated Real Estate Deals 🏆🏆
3 of the most underrated deals to market for in this business are 1.) tired landlords 2.) mobile homes 3.) vacant land. 1-2 really great reasons for them each are for tired landlords, because they already receive monthly rental income, they are much more open to creative financing deal structures. Tired landlords also often have 2,3,4,5 or 6+ different rental properties where you can profit multiple deals from marketing to a seller one time. Mobile homes are great because there is much more demand for them than most people think due to housing continuously becoming more and more unaffordable, therefore being one of the cheapest asset classes to invest in with some of the highest demands. Mobile homes are considered personal property not real property, therefore you don’t need a real estate attorney or title company to complete a sale, thus saving you closing cost fees and much quicker profits being able to transact within days of finding a deal. Vacant land is amazing because you can do 100% of your due diligence virtually. Even if you need to lay eyes on the property, it’s as simple as having someone you trust drive by it, meaning it’s also the easiest kind of asset to sell for the same reason. Vacant land can also have many different exit strategies since there is no existing structure. Just to name a few, you can wholesale the land, you can buy the land and list on the MLS for more, you can buy the land and owner finance it, you can buy the land and put a mobile home on it, rent it out, sell the mobile home and rent the dirt out or sell the whole thing as a package, you can buy the land and subdivide it and sell off the individual lots for more, you can buy the land and build on it, the list goes on and on and on. #FTSmentorship #realestateinvesting #realestatetips #investingtips #mobilehomeinvesting #landinvesting #flippinghouses #wholesalingrealestate

@Myles Berrio I’d like to “double click” on Mobile Homes and I agree with being an underrated, but they also can be challenging to Dispo, especially if they don’t come with land or the Seller doesn’t have Title, then it can become a bit of a mess. The relocating of a mobile home itself can be quite costly and can kill a deal. But yes, great potential. 😉 Keep up the great work, Myles!! 👊🏾

PropStream! I’m biased but that’s only because I’ve used Prop since 2019 😏 But I know there are other systems that are just as effective as PropStream. I just haven’t had the privilege of trying them.

@Christina Hooker Thanks for the message and my first bit of advice is it’s definitely a “long game” that requires a lot of patience. But if you stick with it, continue to optimize your website and local pages, the reward is worth it. It took me a couple of years to finally have everything dialed in.
