To my understanding a 1031 exchange doesn't need to be completed in same tax year, but a replacement property must be recognized within 45 days and completed within 180 days of sale.
On one of the videos I watched on the Classroom section Steven mentions we can pitch Equity Carry to SFR. Is there a certain price range we should be looking at? Or can this be applicable to low priced homes $150K and under? Is this even worth doing with low priced home as the 10% assignment/cash to buyer will be so LOW
I don’t think it’ll work on low price single-family homes. There’s not enough equity to play with, and they are appraised differently than five units or more.
