Tax delinquent lists
Hey @Bettina Arredondo when pulling tax delinquent addresses, I am having a hard time getting to the list, like I get lost and sort of adhd takes over and I’m back at square one. So what I am getting at is I’m overwhelmed. I am trying different counties in different states. I don’t mind taking the time to skip trace I just need to be able to get to a menu that gives me an option to search by address to See a list of tax delinquent leads that are pre-auction. Any help is amazing ❤️

I totally get it ❤️ honestly this is why I tell people not to overcomplicate tax delinquent lists in the beginning because every county website is different and some are honestly a mess to navigate 😅 What I’d recommend is keeping it super simple for now. ✔️ Pick ONE market first Not multiple states and counties yet because that’s usually where the overwhelm starts. ✔️ Stay focused on ONE county for at least 30 days Once you learn their system it gets way easier. Most counties usually have: • Tax Assessor • Tax Collector • Clerk/Auction site And the tax delinquent lists are sometimes buried under things like “Upcoming Tax Sale” “Delinquent Tax Roll” “Sheriff Sale” So instead of trying to figure everything out at once, do this: Go to Google and search: “[County Name] tax delinquent list” OR “[County Name] upcoming tax sale” THEN skip trace after you’ve built your list. Don’t try to do all the steps at once because that’s when the brain starts spiraling lol And honestly… you don’t need thousands of leads right now. Even 100-200 solid leads to start that you consistently follow up with can absolutely get conversations going and potentially lead to a deal. Then go to the next 100 etc. Don’t let perfection stop you ❤️ just focus on learning one process first with ONE county and repeat it. I do break this down more inside the Wholesaling Blueprint, and inside the Accelerator I can definitely guide you through it more hands on like we talked about 🙏🏼 in our private chat But for now just be patient we will get there... 😉 I will be able to help you even more after you close your first deal... Proof of Funds
Hi, when a seller ask for proof of funds from the buyers how do I go about that. I have a buyer that sent me his proof of funds but I am not sure if I can send that to the seller.

Yes, that’s normal. As long as the buyer gave you permission, you can send their proof of funds to the seller to verify the buyer is legit. Most investors do this all the time. I’d just black out any sensitive account numbers for privacy 😊

Deposit
Hi Bettina, who is paying the 3-5% deposit to send in the offer to the seller. Is that coming from the buyer? I put in an offer for 2 properties that I am working on but the realtor told me that there is t a deposit of 3-5% deposit fee.

Usually the earnest money deposit (EMD) is paid upfront by whoever is putting the property under contract first. In wholesaling, that’s typically you/the wholesaler initially. Now if the realtor is asking for a much larger 3–5% deposit, that’s more common on certain MLS deals or investment properties, especially if the seller wants stronger terms. That’s why for beginners I always recommend trying to have your buyer lined up first before submitting offers like this. Ideally, once you secure your end buyer, they would then give you a non-refundable EMD once you put your EMD. For many wholesale deals, I teach wholesalers to only put $10–$100 earnest money initially depending on the market, relationship, and contract terms. But on some MLS offers, agents/sellers may push for higher deposits to show seriousness. If they want more than that and you don't have it. Then move onto the next one. You gotta find the realtors that want to work with you. Also remember: ✔️ Earnest money is not an extra fee... it gets credited toward the purchase at closing. ✔️ The title company usually holds it in escrow. ✔️ Terms are negotiable in many cases. I can’t wait for you to join the Accelerator so I can literally walk you through these situations step by step because every deal structure can be a little different and it’s hard to explain every detail over DM 💕

I know some of you in this community are walking through really hard seasons right now. I remember when I was in the middle of mine. My husband at the time left literally overnight. I lost my business because I setup all my entity’s and business accounts in both names…. I couldn’t continue flipping houses until my divorce was finalized. Then just when I thought things were finally calming down… 7 months later, my sweet healthy mom was suddenly gone. I never got to say goodbye. There were moments I truly questioned God. I questioned why so much kept happening back to back. I felt exhausted mentally, emotionally, financially… everything. Some days all I could do was cry.Some days I could barely get out of bed. But little by little, I kept showing up anyway. Even if it was only for a few hours.Even if progress felt slow.Even if I didn’t fully understand the plan yet. And eventually… it got lighter. Looking back now, I can see God was carrying me through every season I thought would break me. So if you’re in a difficult chapter right now, please don’t give up. Keep praying.Keep showing up.Keep taking the next step in front of you. Your current situation is not the final chapter of your story. 🤍
