I have a residential Listing 629 Upson Dr. El Paso Texas 79902. It is located in a historical area in between University of El Paso Texas and Downtown Entertainment. The property needs some tender loving care! It is zoned A2 for apartment use. Around the Block, I noticed there was a contractor renovating a Quadruplex... which looks in really rough shape. A little Side Knowledge - In the Historic District before you even consider doing any outside repairs or even just to change the colors - you need to submit an application on 2 different departments. The Administrative Review and the Historic Landmark Commission which together they form the Historic Preservation Review Process 😅... Further more, where I am getting is, it takes a type of investor that is already familiar with doing this process. So I went and asked the contractor to see if he was interested in purchasing the property that I have listed right around the corner... The contractor quickly said let me give you mobile number of this property owner who he works for (without any resistance).... My best guess is that it is to his best interest for the owner to buy another property, this way the owner can give him more work! I contacted the owner and he said thank you for contacting and complimented my listing but he is looking for Apartments in that area! I also asked him what is the maximum doors he will be willing to purchase. He said as long as the property is in a good price he is willing to buy it. With an instant reaction, I told him right away that I had a property he might be interested and I had to contact a broker to see what price more less they are selling it for. Continuing my story - I am part of a local group called Border CIE (Commercial Information Exchange) which I highly recommend you join if there is one in your local area, might be called different though... Further more I know the broker was not going to share the listing price so I waited until I went to the weekly meeting and asked him in person! Sure enough he cooperated and gave me more less an idea of how much it will sell... If i needed more information my client would have to sign an NDA. I called my client and that was the number he was hoping not hear.... With the valuable information and dedication, I showed my new client how I work and gave him trust! He does want to keep in touch in case I do find something of his interest! So now I need to find him what he is looking for!
